BUILDING PERMITS ARE REQUIRED FOR THE FOLLOWING:
1. Any permanent structure: such as a house, garage, additions to existing structures, houses and buildings. Any commercial or industrial buildings, structures or additions to the existing commercial or industrial buildings or structures.
2. Any structure changes to roofs of existing houses, dwellings, buildings or commercial and industrial of the same. Changes include raising of roofs or dormers.
3. Any changes to existing house, dwellings, buildings, commercial & industrial for interior partitions to any interior rooms, basements, attics, etc. Any changes in bearing walls or beams. Also, included are powder rooms and bathrooms,
4. All storage sheds, play houses, outdoor shelters, fences or any concrete pads or patios regardless of type of material used for the construction of the project. Also, any style or type material for decks off of any structure including above ground pools.
5. Replacement
of an existing porch with a larger porch, any type of roof covering the porch,
patio or deck. Any type of enclosures to existing porches or patios.
6. Any
window or door changes that involve the enlarging of the existing wall opening
or the need to create a new opening.
7. Installations
of swimming pools, above or in-ground.
8. New
paving of driveways, such as concrete or asphalt. Exception is replacing
existing driveways with the same material and NO changing of size of
driveway.
9. A
demolition permit is required when razing any house or building. A bond must be
posted as required by the Board of Commissioners, a written release from
the utility company showing all utilities are shut off.
10. Any
excavating, back-fill, dumping of fill or digging will need a permit and
reviewed by Township Office and engineer.
11. Building of any type of walls, retaining walls whether a footer is required or not.

Residential Plan Review Requirements
(State law provides us 15 Days to review all permits)
"Upon completed Drawings'"
1. Read all direction and complete all requirements for the permitting,
2. Plan(s) showing to scale the size and location of all new construction and existing structure on your property. Distances from property lines, established street grades and the proposed finished grades. Site plan shall be drawn in accordance with an accurate boundary line, survey and all buildings setback from property lines and their measurements.
3. Two (2) sets of plans and specifications with the. following information included
4.- Homeowners or their contractor are permitted to draw their own plans for additions* if vou can provide all of the below requirements to scale. For example: (1/4 = T)
Building Plan Review requires
Draw all wall section (what they are on center), lumber size, and all beams and their support and foundation (exciting or new)
Draw front, rear and side elevations
Draw footing/foundation detail diagrams
Garage/ living area, and separation of all wall(s)
Window and door schedule (with finish opening)
Design Live loads, Dead load, Snow load, and design calculations "wind load"
Show all location of smoke detectors and heat detectors
Truss or Rafter drawing and Truss schedule from Truss Company
"R" value of all walls and ceiling insulation, and U value of all window (you need to go on the Internet, to Recheck to find out if you can receive a passing score and return it to the building inspector.
Plumbing Plan Requirements
Draw detail diagram of all water supply system with fixtures, locations and WSFU values. Draw detail diagram of DWV system with fixtures, location and DFU Values.
Mechanical Plan review Requirements
Draw in all location and size of all equipment. Air distribution and return air system diagram. Ventilation and exhaust schedule(s). Combustion air requirements for all new appliances. Gas piping diagram.
Electrical Plan Review Requirement
Draw location of all electrical devices: lighting, receptacles, switches, equipment, appliances, transformers, panels and sub panels.
